What is Home Staging?

Home staging is the strategic process of decorating and arranging a home—using furniture, accessories, and lighting—to make it as appealing as possible to potential buyers. The goal is to highlight the property’s best features, allowing buyers to visualize themselves living there, which often results in a faster sale and a higher selling price. 

Home staging isn’t just decorating…it’s a marketing tool that transforms a living space into a product tailored for the real estate market. I’m here because I want to help agents, sellers, and builders sell properties for top-dollar and in a timely fashion. With staging, I can appeal to potential buyers by fostering an emotional connection to a property. Further, we can solve problems with tricky layouts that may otherwise be a barrier in receiving an offer. 

Home Staging Statistics & Psychology

The psychology of home staging focuses on influencing buyers’ subconscious emotions and decisions within seconds of viewing a property. By creating an emotional connection through aspirational lifestyle staging, it triggers a sense of belonging and increases the perceived value of the home.

Did you know? Buyers often make a decision within 7-8 seconds, forming an emotional bond with a home that “feels” right rather than just analyzing technical details.

National Association of Realtors (NAR) Stats (2025 Profile of Home Staging): 83% of buyers’ agents said home staging helps buyers see a house as a future home. 

Forty-eight percent of respondents reported that home buyers expected homes to look like they were staged on TV shows, and 58% said that buyers were disappointed by how homes looked compared to those portrayed on TV shows.

ROI Stats: With an average investment of 1% of the sale price into staging, about 75% of sellers saw an ROI of 5% to 15% over asking price, according to data from the Real Estate Staging Association (RESA).

A recent survey from the International Association of Home Staging Professionals (IAHSP) shows that staging helps sell homes three to 30 times faster than the nonstaged competition. Further, staging can help increase the sale price by up to 20% on average.

For sellers who decide not to stage, the IAHSP survey also shows that the average price reduction on a home was five to 20 times more than what the staging investment would have been.
